Gregg Marks says a Lennar job is turning over finished lots in half its 26-month schedule
In a Triangle Business Journal interview, the company's then chief executive said the Wendell contractor is turning over finished lots in about 13 months on a Lennar project it was given 26 months to deliver, and is self-developing around 14 projects.
Tyler Marks left NC State three weeks into college and started a sitework business with an old Bobcat and one employee, the company's account says. That was 2018.
"Tyler is the Mark Zuckerberg of Dirt," said Gregg Marks, Tyler Marks' father.
Gregg Marks, then chief executive of Marks Clearing & Grading, told the Triangle Business Journal that speed and quality set the company apart. Sougata Mukherjee, the paper's president and publisher, interviewed Gregg Marks for the Executive Insights series. The Wendell company had just ranked No. 6 on the 2025 Fast 50, and summarized the interview in its newsroom on Oct. 27, 2025.
"We're going to build a job faster than any other sitework company in the market," Gregg Marks said.
On one large Lennar project, the company says it was given 26 months to deliver and is turning over finished lots in about 13 months. It did not name the job. The model, as described, is to put its resources on the work it has and not take on more than it can carry.
The company installs utilities and infrastructure for subdivisions and commercial sites. Toll Brothers, Pulte and Lennar are among its largest customers.
Gregg Marks also described plans for the land itself. MCG Capital, the company's development arm, is self-developing around 14 projects under contract, Gregg Marks said. The aim is to become a finished-lot provider to the national builders the company already serves, and to control a project from raw land through finished development.
Then there is the culture. "Faith, Family, Dirt" is painted on every company truck, the summary says, and the company has a corporate chaplain.
What bothers Gregg Marks more than someone missing work, the then chief executive said, is someone missing a child's soccer game or a teacher conference.
