Dewitt Carolinas breaks ground on phase two of The Exchange Raleigh
The Raleigh developer and Life Time started work on a residential tower with an athletic country club and rooftop beach club in Midtown Raleigh.

Raleigh-based Dewitt Carolinas and Life Time held a groundbreaking on Oct. 29, 2026, for Life Time Living at The Exchange Raleigh, according to a Nov. 2 announcement. The event formally started phase two of The Exchange, Dewitt Carolinas' 40-acre, $1 billion master-planned development in Midtown Raleigh.
The project pairs a tower of rental residences with an 80,000-square-foot, four-level Life Time athletic country club and a 40,000-square-foot rooftop beach club with two pools and four pickleball courts. Residences will range from 610 to 2,040 square feet, and the project is planned to open in 2028.
"This milestone isn't just about breaking ground on the next phase; it's the culmination of being persistent and strategic in creating something truly exceptional," said Todd Saieed, chief executive officer of Dewitt Carolinas.
When complete, The Exchange is planned to include up to 990,000 square feet of office space, up to 1,275 residential units, 300 hotel rooms and 125,000 square feet of retail and dining, along with four acres of green space. Consigli Construction is building the project, and Dewitt Carolinas says it has more than 25 years of experience across more than 200 projects in the Carolinas.
